Terms & Conditions
Version dated 1 April 2026
1. Purpose
These terms govern the relationship between Lacus (hereinafter "the Agent") and any individual or legal entity (hereinafter "the Client") engaging its real estate intermediary services in Switzerland.
2. Services
Lacus provides intermediary services in the following areas:
- Sale and acquisition of residential properties
- Premium residential lettings
- Investment advisory and real estate project support
3. Mandate
Every assignment entrusted to Lacus is formalised in a written mandate signed by both parties, specifying the nature of the mission, its duration, remuneration terms, and respective obligations.
4. Remuneration
The Agent's commission becomes due upon completion of the transaction (signing of the deed of sale or lease agreement) and is calculated at the rate agreed in the mandate, in accordance with Geneva real estate market practice.
5. Confidentiality
Lacus undertakes to treat with strict confidentiality all information relating to properties, parties, and transactions. This obligation continues after the end of the assignment.
6. Exclusivity
Under an exclusive mandate, the Client agrees not to engage any other intermediary for the sale or rental of the property during the mandate period. In the event of a breach, the commission remains due to the Agent.
7. Liability
Lacus endeavours to provide accurate and up-to-date information on all presented properties. However, Lacus cannot be held liable for inaccuracies in information provided by owners or third parties. Verification of technical and legal information is the responsibility of the parties to the transaction.
8. Governing law
These terms are governed by Swiss law. In the event of a dispute, the parties will seek an amicable resolution. Failing this, the courts of Geneva shall have exclusive jurisdiction.
9. Amendments
Lacus reserves the right to amend these terms. The version in force is the one published on this site at the date the mandate is entered into.
